HomeScopeICT is a free guide for Wichita-area homeowners trying to make a calm, well-informed decision about their home — what it's worth, whether to sell, and what's worth fixing first.

Why we built this

Most Wichita homeowners have one of three questions on their mind — what's my home worth?, should I sell now or wait?, and what's worth fixing first? — and the answers usually live behind a sign-up form, a sales pitch, or a phone call from someone who hasn't seen the house.

We thought there was room for something quieter. A site that gives you the actual numbers, shows the math behind them, and only connects you with a vetted local pro if and when you ask. No race-to-the-bottom lead farms, no contract assignments, no "we buy ugly houses" wholesalers.

What we mean by "scope"

A scope is a focused look at one specific question. We have three:

  • SellerScope
    Should I sell — and how?
  • PrepScope
    What's worth fixing first?

How we make money

When you ask us to connect you with a vetted Wichita partner — an agent, a local cash buyer, a contractor — we charge that partner a flat referral fee. You never pay us anything. We don't sell your data, we don't shop your lead to multiple competing companies, and we don't take a percentage of any sale.

Partners apply to be listed and we verify their license + insurance before they go live. We can also remove a partner from rotation if they earn a complaint we believe.

Principles we hold ourselves to

    Estimates are ranges, not quotes. Every number has a confidence band. We show the math, the comps, and the uncertainty.

    You can use the whole site without giving us a phone number. The lead form is opt-in. Your data stops at us unless you tell us to share it.

    Honest about what NOT to fix. PrepScope will tell you when a project doesn't pencil out, even if a contractor would happily take the job.
  • 04
    Local data, not national averages. Wichita comps, Wichita pricing, Wichita zones (College Hill is not Andover is not Haysville).

Who's behind this

HomeScopeICT was started by a small team based in Wichita. We work directly with local agents, investors, and contractors — many of whom we've known for years — to keep the recommendations honest and the partner network high quality.
