- Replace dated light fixtures. $300–800 total. Cheap and dated fixtures scream "old listing."
- Fix anything that would fail inspection. Roof spots, GFCI outlets, water heater age, sewer scope. Doesn't add value but prevents losing the deal.

- Full kitchen remodel. $25k+ in, $15k out. Buyers want their own kitchen.
- Full bathroom remodel. Similar math. Refresh tile + vanity instead.
- Adding square footage. Almost always loses money in Wichita.
